January Flying by… Homes Continue to Sell in Apollo Beach on Tampa Bay!!

I just tested the market on a couple of new listings, pricing them higher than what has recently closed. One went under contract in 4 days and successfully closed at only $7,000 under asking price (List was $200,000) and the other went under contract in only 21 days even though it was listed just before the slower holiday season. That buyer wants to close as soon as possible so I can tell you at what price that closes soon.
I took this position because I was not only looking at sold comps (looking back) but also looking at what a buyer had to choose from now (looking ahead). There were only 13 available listings in a community where just 2 years ago there were 134 listings! Simple “supply and demand”….prices should head up!
So if you are thinking of buying, BUY NOW. And if you are thinking of selling SELL NOW. Get in on the flurry of activity from buyers who are in the market now. If you are fortunate enough to not be “upside down” (owing more than the value of your home), take advantage of those who are tired of the hassles involved in trying to buy a short sale. My experience lately has been that many buyers are willing to pay a bit of a premium for a non-distressed property. They like knowing when they can close and at what price! You may be thinking “why sell now if prices are going to head up?” Because we have no idea how much of the “shadow inventory” may hit the market in the next year. Plus, by selling now you can take advantage of the low prices AND interest rates!

2 Days trip plan from Melbourne to 12 Apostles with 2 kids ,rental car?

I am planning to have 2 days travel to Great Ocean Road from Melbourne by rental car,
Take the following factors into consideration:

1> with 2 kids ( 4yrs and 6 yrs old)
2> I am not OZ resident, and not familiar with OZ’s road, etc

Can anybody help me look my plan is reasonable?

Day 1:
1>leave from Melbourne city at 8:30AM, toward to Geelong, Stop at Bells Beach for sightsee the beach at 10:00AM
2>Towards to Apollo Bay, have a lunch around 13:30PM, and another 1 hour walk around
3>Towards to The Twelve Apostles, Reach there at 15:00PM, Sightsee about 1-2 hours, included see London Bridge
4>Back to Apollo Bay and stay there overnight, maybe stay at Port Campbell is better option

Day2:

1>Morning 9:00AM, go to Great Otway Nation Park, Triplet Falls for waterfalls., visit the Otway Fly Tree Top Walk. may walk around 3 hours.
2>After Lunch, head to Melbourne

around the road, is easy to top up the fuel?

Your timelines are pretty good, but I would suggest that you would be better off staying at the main towns on the G.O.R instead of going to Bells Beach. Just be careful going towards Geelong, there is a new by-pass road that is not very well sign posted, it would be best to go through Geelong instead of the bypass, it may take a bit longer but is a better route to get to Torquay.
When you do get onto the G.O.R. remember to keep to the left, many overseas tourist have had accidents by driving on the wrong side of the road, and there are warning signs to that effect. Also, keep to the advisory speed limits for all the curves, you may find the locals will tailgate you and abuse you if you do, but they are more familiar with the road, and still get into trouble, so just try and let them pass when you can.
Port Campbell is a great place to stay.
If you can. get a local map from the RACV, it will show you even more highlights to see.

In the final beach scene, did Apollo let Rocky beat him in the foot race to help his confindence or did Rocky actually beat Apollo?

Rocky acutally beat him. This was after the point in the movie where Rocky turned the corner and quit feeling sorry for himself, and once he had his competitive fire back there was no beating him.

I’m from Sydney but love the Sunshine Coast in Qld for the hinterland and best beaches. Also the Daintree National Park. Great Barrier Reef and Cape Tribulation. In Victoria I like Apollo Bay and the Great Ocean Road. I havn’t been to Western Australia or Tasmania yet.
Mayo918, yeh Mooloolabahs the Best beach in Australia, even though I was at Balmoral today and Bondi on Sunday !
Sarahmill3R; It’s a small world, I actually live in Crows Nest I know the Sovereign Inn quite well, where actually marketing a few similar Commercial Properties for sale nearby.

sydney and blue mountains for me. in sydney, it’s always recommended to see the opera house (not just the facade, but the inside as well), and watch world-class performances there. also, the harbour bridge is a must see. If you want a fine accommodation but don’t want to spend much, you can try sovereign inn crows nest. the hotel also is famous to give guests a magnificent view of the city especially the Harbour Bridge. In blue mountains, you should get to experience its annual festival called Yulefest or Christmas in July. it is a truly nice experience for tourists as the locals celebrate Christmas season from june to august while it snows in the region. also, scenic world in blue mountains is a must try. you can stay at Redleaf Resort. the hotel provides fine accommodation and the food there is indeed remarkable.

I met a guy about two months ago. He walked in my store…i thought he was very attractive…so i told him… he was very flattered…he gave me his business card…and we have hungout twice…in which i went to his home both times….he is very wealthy.. he own a movie theatre….he have a mansion on the water in apollo beach…and all in all a very successful individual like myself…i may not have all the materialistics but i am goal oriented…and focused… own house etc….anyway… the other night he asked me to come over…i really didn’t want to cause i was tired from work..but i did cause he said he really wanted to see me.. basically when i got there we went to bed cause it was late…he tired to make move on me..but i felt it was too early…it just seems like he is all for himself…like i would never be important to him… it seems like all he wants is intercourse… he seems sincere but i don’t know.. anyway how should i play this out?

Tell him you’d like to meet him somewhere else. Don’t make the house an option. If he’s not interested – then you have your answer.

WAIT! Before you say, Your 16 years old, you should stay home, go to high school, go to college, don’t run, its stupid. Listen to my dilemma.

I live in a house with abuse. But not so much abuse to where i’ld win in court or anything. The kinda no marks abuse where they slap you around and speak vulgarity to you everyday and tell you to kill yourself and tell you they don’t love you and they want you out of there house, and tell you that your scum and that your a stupid asshole. and then slap you some more. and don’t let you sleep and so wierd shit and etc.

My girlfreind lives in a house where she used to be molested by her stepfather and now her dad still gives her wierd looks and her parents are crazy cult freaks who are hellbent on pushing her into a religion in which they openly sexually abuse eachother. Pretty scary stuff huh?

Me and my girlfreind live in florida. Around the same area.

She has been grounded for 2 years from everything just because she got a C on her report card (lame)… And her parents are sending her to some mental hospital (and before you go WAIT… is she crazy?) No she’s not. She’s pretty sane i see her (or used to see her) every day for about 4 years. She’s my best freind I know her, she aint crazy.

So now that you have an understanding about the hell we go through…

I live in Apollo Beach FL and she does too.
We need some advice on things to do, places safer and unsafer to go than others.

Shelters that’ll take us without making us go home…

stuff like that.

I need this direction.
I’m leaving no matter what you guys say atleast try and make it easier on us so you don’t hear about a 16 and 15 year old couple being slaughtered under some freeway ^^

If anyone has some suggestions that’ld be GREAT!

btw we have no relatives OR friends we can go to.

take a flight to NYC and im sure you can find work there and then you can ive int he suburbs or right in the city. Look into homeaway.com you can find a good house to stay in for a while when you are working and looking for money and planning out your next move.

Anyone from Tampa/St. Pete? | Apollo Beach, Tampa

I’m thinking of moving to the Tampa/St. Pete area, but could use advice on what town or neighborhood to look for a house. I have two young kids, so I am focused on finding a safe place with good schools and sufficient age-appropriate activities for them. Also, I don’t know anything about traffic in the area. I’d like to live somewhere that is within 40 minutes of both downtown Tampa and downtown St. Pete. I am looking for a home in the $550,000 – $650,000 range–the important thing is the neighboorhood and proximity to Tampa and St. Pete. Clearwater? Palm Harbor? Oldsmar? Safety Harbor? Pinellas Park? Apollo Beach? Near the airport? Somewhere else? I really have no idea, and would appreciate any advice. Thanks!

My brother recently moved to this area and he loves it! There are lots of kids and the commute isn’t too bad (within your parameters). It’s north of Tampa in an area with lots of development.

Also, while the other person said how nice Lakeland is – and it is a nice place – the traffic is horrendous coming into Tampa. Lithia/Valrico/Brandon are all east of Tampa and there are some nice neighborhoods – go to http://realtor.com to see what’s available.

I live in St. Petersburg and I love it – but if you want a newer home, this might not be the place for you as most of St. Petersburg is well established and any new housing can be pricey. But, the old NE, Allendale, Snell Isle, Jungle Prada, and the Pink Streets – are all exceptional neighborhoods with homes in your price range. Hyde Park in south Tampa is similar to the Old NE in St. Pete.

Apollo Beach is a community with a lot of growth, but I think the commute would be a problem eventually.

Safety Harbor may be your best bet – so I’d recommend that. My mom lived there for 25 years and I always thought it was so nice there.

My husband and I live together in a 4 bdr/3b home in Apollo Beach, Florida. We try to spend as much time as possible with our 2 children, when I wind down from the day I like to talk everything over that happend that particular day. My husband in the middle of me speaking always says WELL or does hand gestures and doesn’t want to hear me talk, well naturally it pisses me off big time and I just want to knock him out BUT DON’T. What can I do besides summarrizing the conversation without him doing that to me.? I think it is totally rude and don’t know how to go about speaking to him because he never want s to hear it…..
Please help me rosolve this matter with him it is very important to me because I love him and I know he loves me but, sometimes I don’t think he realizes he’s doing it…please give me as many ponters as possible I will take any opions from anyone—throw them at me.. you can also email it to me at aprilhudson4191@yahoo.com

strange creatures. Try talking to him when there are less
distractions, so he has no other option, but to listen to you. And
speak with him in an even tone, and explain to him that you need
him to communicate with you. Explain that it is an important
issue. He may get it, and try to change. But, if he doesn’t,
Perhaps you should just be grateful for what you DO have and
not what you don’t have. So, if you have a man who is going to
be uncooperative, and you have tried everything you know…
Either you can accept his behavior or don’t, and make some
kind of decision for yourself. Find other people to talk to about
your feelings. At least that will help you feel better about YOU.
There are many women who would love to have your lifestyle.
Living in FL., a house, with kids a husband, etc. etc. You need
to make yourself happy, get a hobby you enjoy, etc. Then may-
be you won’t be as dependent on him, for your emotional needs.
That is my advice. Or, you can divorce. Weigh your options
carefully. It could be worse, ya know?…I don’t think people can
have everything…..Life has many lessons we need to learn.
